INTRODUCTION

This software is developed for the use in the UK. Some adjustments might be necessary to introduce if the software is to be used in countries other than UK where conditions are different. It demonstrates reliable pricing of leased commercial properties.

Here below is a brief description of the most prominent capabilities of PRICING software

1) Data input

a) Finance costs; including base rate, stamp duty, legal fees, arrangement fees, evaluation report and land registration.

b) Acquisition costs; including property price, loan on property, margin over base rate on loan on property, margin over base rate on money guarantee and property income.

c) Rent review

a) Amount of bank loan

b) Amount of own money investment

c) Average current interest rate

d) Total cost of property

e) Mortgage duration and status at start and after each payment interval. This information is given in graphics and in table forms.


INPUT OF DATA

PRICING Program displays on the screen at proper intervals all the Data Input Forms that must be filled by the user with the required information in a manner similar to that of Microsoft Excel. Corrections of the data input can be made at all times, and printing of the Data Input Forms is an available option.
